​The Four Self-Contained Cabins...

Connected by boardwalks, these 4 cabins give that Alaskan experience all the way!  Facing the waterfront, these custom designed log cabins are full of charm, and very comfortable. Fully contained with a bathroom, an enclosed bedroom with bunks, an open loft bedroom with dazzling views and a small kitchen, your guests have everything they need, including privacy.  

A laundry/ storage building is tucked away in the forest and comes with washers, dryers and linen and cleaning supply storage.

These beautiful cabins glow in the morning sunlight, big windows letting in the light & the views. There is a living room with a woodstove, a kitchen, bedroom and bathroom with a shower on the lower level, and an open loft upstairs with water views. The futons in the living room fold out into beds, so guests can really spread out, and each cabin could sleep 6-10 if needed. The cabins are wired for 12V as well, so you are able to have that off-the-grid ability if you so desire.

The Conference Lodge is a building of beauty, with wide open decks and sprawling stairs.  Measuring 26'x38' (1,976 sf) there is plenty of room here for whatever you need.  The main floor includes a kitchen that can be totally closed off from the meeting room if needed, and there is a bathroom around the corner.

The Floating Lodge House & Dock

Wide and flat, the dock is comfortable and provides lots of space for extras!  It includes lots of parking for skiffs, charter boats, a fish cleaning station and even a covered boat house.  Guests love fishing off the dock, and of course, landing at the door of a floating house is quite the thrill!

​The floating lodge house is quite unique.  Float houses are a historic feature of old Alaska, built in the days of the logging camps which would move from one area to another.   They are quite the delight!  This one provides history and novelty for guests looking for that unique Alaskan experience.  

Guests love to watch the wildlife from this vantage point : whales, river otters, mink, seals, occasional sea lions, deer & even the odd bear across the shore... 

It has a retail store area in the front where guests can buy fishing and other supplies and has an open living area with big windows where you can relax and enjoy the top-of-the waterfront views (you can't get closer to the waterfront than this)! This area would be perfect as a floating cafe if desired.

Upstairs in the floating lodge house there is a small study, a bedroom and a bathroom.  Next to the house is a shop and a storage area.  The dock does require ongoing maintenance.  The property is all permitted by the state and 35 years remain on the 3 acre tidelands lease.  

All the Turn-Key Extras!

Everything you need to operate this business comes with it!  Included are seven aluminum 15 ½ft  rental skiffs, each with 15hp outboard engines, boating gear, fishing gear, float vests and a walk-in freezer.  The cabins come with furniture, appliances, cooking equipment, linens and so much more. Water comes from a 95ft deep well (35 gal/min) and a 3000 gallon storage tank in a water tank building. Water from the tank is efficiently gravity fed down to all the buildings in the property.  There are 3 septic tanks with permits, three strategically placed woodsheds and  a maintenance storage building. The property includes a complete propane system from one large tank that feeds the cabins, the Conference Lodge & the laundry room.  Commercial electric also powers the entire facility. Adding charter boats would provide a value added service, and this had been done in the past with good returns.  There have been many requests for the float house to open as a cafe; even though the property feels private it is only a 10 minute skiff ride to the town of Thorne Bay.  There are many yachts, smaller boats and kayakers nearby that could patronize a cafe.  A floating cafe would provide quite the thrill for tourists and locals alike.  Passing yachts are always looking for a new & novel place to eat!
